16 Chapter 2： Maintenance visit 第二章 保养检查 SECTION 1： Maintenance visit 第一节 例行检查 Introduction: This procedure depicts the detailed steps required for maintaining an GeN2 elevator system. 6 stop, 630 Kg duty. 简介： 本节详细描述了 Gen2 电梯系统例行保养步骤，本参照系统为 6层 /站、 630Kg 载重。 Minor Visit One time per year（ minutes 24） 简单的巡查 —— 每年至少一次（总工时 24 分钟） Assumes standing in front of the elevator in the lobby, tools with the mechanic. 维修工带齐工具到达电梯大堂。 I. Position 1: At the lobby（ minutes 3） 位置 1：大堂电梯厅（ 工时 3 分钟） 1. Press the call button, while waiting check 等待检查时，按外呼按钮呼梯，同时进行如下检查 Fixtures 厅门装璜 Door panels are locked 17 厅 门锁闭情况 The door gap 厅门缝隙 General condition of the entrance 入口处的总体情况 Place Otis service sticker on fixture 放置奥的斯维修保养标志 2. When the car arrives 当轿厢到达时，进行如下检查： Check leveling 检查平层情况 Check door for smooth operation 检查门开闭是否平滑 Check lambda reopener 检查 lambda（光电） 门保护系统是否工作正常。 Check door open button 检查开门按钮 Press all floor buttons 按动所有楼层内选按钮 Check all lights 检查所有指示和照明 II. Position 2: In the Car（ 5 minutes /floor） 位置 2：在轿厢内 （ 工时 5 分钟 /层） 1. Stop at each floor 18 在每一层楼驻停，进行如下检查： Check leveling 检查平层情况。 Check hall and car fixtures 检查厅 门和轿门装饰。 Check door for smooth operation 检查门开闭操作是否平滑。 Test the alarm bell 测试警铃系统。 Test REM voice 测试 REM（远程对讲）音质。 Listen for noise during travel 听取运行中有没有噪音。 Place Otis service sticker on fixture 放置奥的斯维修保养标志。 III. Position 3: Top Landing（ minutes 3） 位置 3：顶层（ 工时 3 分钟） 1. Open the Eamp。 I panel 打开 Eamp。 I 操控板。 2. Install the OST check fault logs 插上 OST 工具查看故障记录。 3. Inspect the LEDs 查看各 LED 指示灯。 19 4. Close Eamp。 I panel 关闭 Eamp。 I 操控盘。 IV. Position 4: In the Hoistway/Lobby（ 11 minutes /floor） 位置 4：井道内 /电梯厅（工时 11 分钟 /层） 1. Ride the car to the lobby 运行轿厢至各楼层 2. For the lobby and car doors (see note 1) 对于厅门和轿厢门（参阅备注 1） clean tracks and sills 清洁门导轨和地坎。 Do not lubricate or 400 grit sandpaper 不要润滑门导轨，用抹布或 400＃ 粗砂纸清洁除锈。 note 1: To access the bottom hoistway door, from TOC disable the evacuation deterrent, raise the car up 250mm, open the car door. Leave on inspection and access the car from the bottom landing perform procedures from inside the car. Optionally a ladder from the pit can be utilized but care must be taken to ply with the WWJSS. 备注 1： 对于底层厅门的保养 ，由于在轿顶无法达到此工作位置，所以需将轿厢上行 250mm，使厅门脱离门刀控制，打开轿门。 关闭检修模式，从底层进入轿厢，在轿厢里进行底层厅门的保养。 20 也可以使用底坑爬梯进行底层厅门的保养，但要遵守WWJSS 安全守则。 V. Position 5: Exit Procedure（ minutes 5） 位置 5：结束工作（工时 5 分钟） 1. Travel to lobby, removing service tags 行梯至候梯厅，取下维修保养标志。 SECTION 2： Minor / mercial visits 第二节 常规计划保养检查 Introduction: This procedure depicts the detailed steps required for maintaining an GeN2 elevator system. This is based on a 6 stop, 630Kg duty. 简介： 本文详细描述了 GeN2 电梯系统的常规计划保养步骤，此参照系统为 6 层 /站、 630Kg 载重。 Major Visit One time per year 常规检查 —— 每年 一次 Assumes standing in front of the elevator in the lobby, tools with the mechanic (rags, hand tools, oil, flashlight, 400 grit sandpaper). 维修工到达电梯厅前，备齐相应工具（抹布、手动工具、润滑油、照明灯、 400﹟ 粗砂纸等）。 21 I. Position 1: At the lobby（ minutes 3） 位置 1：电梯大堂（工时 3 分钟） 1. Press the call button, while waiting check 按外呼呼梯，等梯同时进行如下检查： Fixtures 厅门装饰。 Door panels are locked 厅门锁闭情况。 The door gap 厅门缝隙。 General condition of the entrance 厅门入口的总体情况。 Place Otis service sticker on fixture 放置奥的斯维修保养标志。 2. When the car arrives 当轿厢到达时，进行如下检查： Check leveling 检查平层情况。 Check door for smooth operation 检查门开闭是否平滑。 Check lambda reopener 检查 lambda（光电型）门保护装置是否正常。 Check door open button 检查开门按钮。 22 Press all floor buttons 按选所有楼层按钮。 Check all lights 检查指示灯和照明。 II. Position 2: In the Car（ minutes 15） 位置 2：轿内（工时 15 分钟） 1. Stop at each floor 在每一楼层驻停，进行如下检查： Check leveling 检查平层情况。 Check hall and car fixtures 检查厅门 /轿门装饰。 Check door for smooth operation 检查门开闭是否平滑。 Listen for noise during travel 听取运行噪声。 Open COP and replace the 3 bulbs 打开 COP，更换 3 个保险管。 Battery every 3rd year (includes ALB and REM voice testing) 电池使用三年即需更换（并测试 ALB 警铃和 REM 音质）。 See battery replacement procedure, not in time allotted 参看 更换电池工序（ 15 分钟工时不包括此项工序） 23 Test the alarm bell 测试 ALB（警铃）系统。 Test REM voice 测试 REM（对讲）音质。 Place Otis service sticker on fixture 放置奥的斯维修保养标志。 III. Position 3: Top Landing（ minutes 8） 位置 3：顶层（工时 8 分钟） 1. Open the Eamp。 I panel 打开 Eamp。 I 操控盘。 2. Secure the car on ERO 将电梯设置为 ERO 模式。 3. Install the OST check fault logs 插上 OST 工具，查看故障记录。 4. Inspect the LEDs 查看各 LED（指示灯）。 5. On ERO run car down so TOC is near floor level, allowing REM access 在 ERO 模式下，操控轿厢下行至轿顶靠近楼层位置，以便接近 REM（远程监控系统）。 6. Remove power 断电。 24 7. Crack open the hoistway door ensure REM is alive 打开厅门，确认 REM（远程监控）为工作状态。 8. Every 3rd year replace REM and Eamp。 I panel batteries（ Will need to repower to access TOC） REM（远程监控系统）电池和 Eamp。 I 操控板电池的使用年限均为 3 年。 (需要 重新送电，进入轿顶 ) See battery replacement procedure, not in time allotted 电池更换工时未包括在内，请参阅电池更换程序。 9. Test the manual rescue operation. 测试手动救援操作。 using key, activate and hold on both brake release buttons 使用制动器释放锁匙，将锁匙开关和制动器释放按钮同时处于开启位置。 insure car speed lights, and DZI indicators work 确认电梯速度指示灯和 DZI 指示灯工作正常。 Reference manual rescue procedure 参阅手动救援程序 10. Reinitialize the car 重新初始化电梯。 25 IV. Top of the Hoistway（ minutes 6） 位置 4: 井道顶部（工时 6 分钟） 1. Open doors access TOC 打开厅门进入轿顶。 Reference access procedure 参阅进入轿顶程序 2. Run car up to 6 LS 上行轿厢至 6 LS 限位开关处。 3. Inspect and clean。
